- 3D virtual tours / AR
- AVM (automated valuation)
- Digital condo management
- Smart building / IoT
Typical use cases
Agency building its own property portal to cut aggregator fees
The agency has brand recognition and a solid listing inventory, but sends all traffic — and margin — to third-party platforms. They come to us when they're ready to own the channel: portal, MLS sync, integrated CRM, and virtual tour listings under one roof.
Developer launching a direct-to-buyer new-build marketplace
A real estate developer or fund wants to sell units without broker intermediaries. The technical challenge is real: unit configurator, automated valuation, digital reservation flow, and lead tracking from first click to exchange of contracts.
Property management company consolidating operations across a mixed portfolio
Managing residential blocks, commercial leases, and short-term rentals from separate tools is inefficient and error-prone. They contact us when they need a single platform for maintenance workflows, tenant communication, and financial reporting.
PropTech startup with a validated model but no internal engineering team
They've proven the concept, possibly closed a seed round, but don't want to spend 18 months hiring engineers. They need a domain-aware technical partner who can ship the first release on a predictable schedule without building a full in-house team.
Frequently asked questions
Which MLS standards and data feeds can you connect to?
We work with RESO Web API, RETS, and proprietary feed formats from major networks across Italy, France, and Spain. Each MLS integration is scoped individually — data quality on the source side is usually the main variable affecting timeline, not the connection itself. We document every field mapping before development starts.
How accurate is your AVM, and can it be used for official valuations?
An AVM trained on historical transaction data, public records, and comparable listings is well-suited for lead scoring, dynamic pricing, and pre-qualification workflows. It is not a substitute for a RICS-certified appraisal in contexts where legal liability applies. Our models are built to augment the appraiser's judgment, not replace it.
Does the 3D virtual tour work on mobile without an app?
Yes — all browser-based, no installation required. For completed properties we work with Matterport scans or equivalent capture workflows. For off-plan developments we produce navigable 3D tours from BIM models and architectural renders. Mobile performance is tested across device classes, not just flagship hardware.
What's a realistic timeline to get a portal live?
A portal with CRM, MLS feed, and standard listing pages: 8 to 14 weeks from kick-off, depending on the number and complexity of third-party integrations. Virtual tour features and AVM are scoped as subsequent phases. We agree on a detailed scope document before any contract is signed — that's where the timeline gets set, not in a sales call.
Do you work with independent agencies or only large networks?
Both — but the engagement looks different. Large networks bring defined processes and data volumes; the work is integration-heavy. Independent agencies typically start from a lower digital baseline; we recommend a phased scope, prove ROI on the first release, then expand. There's no minimum size requirement, but there is a minimum level of clarity on business objectives.
